What will it cost to buy a home in Houston?

The price on the listing is one number. Your cash to close and your monthly costs are two more. Understand all three before you commit.

Keep two budgets: the cash you need to buy, and the amount you can comfortably spend each month.

1. Start with the monthly number

Choose a monthly amount that leaves room for your other plans. Add the loan payment, property taxes, homeowners insurance, any mortgage or flood insurance, and association dues. Then allow for utilities, repairs and upkeep.

2. Put cash to close in its own column

Your down payment and closing costs are different. Ask the lender for a Loan Estimate showing the expected charges and cash needed. Ask the title company and lender how deposits, credits, prepaid items and initial escrow funding affect the amount due at closing.

Make a separate moving budget for movers, utility setup, furniture and immediate repairs. Keep a reserve after the purchase. Money set aside for an emergency should not accidentally become part of the down payment.

3. Compare the same loan, on the same day

Request estimates from more than one lender. Put the term, loan type, rate-lock information, points, lender charges and cash to close side by side. Ask how long each quote is valid. A smaller estimated tax or insurance amount does not make the loan itself cheaper.

4. Replace guesses with address-specific answers

  • Ask for a tax estimate that reflects your purchase and possible exemptions.
  • Get home and flood insurance quotes for the specific property.
  • Confirm association dues, possible assessments and what is included.
  • Review inspection findings when setting the repair budget.
  • Recheck the final amount and payment instructions directly with the closing professionals.
